Zillow has introduced a new feature called Offer Insights, which provides buyers with information on what constitutes a competitive or potentially winning offer. This differs from the Zestimate, which assesses market value rather than suggesting a competitive offer price.
In this image, a competitive offer for this house is indicated to be over $1.01 million. The house is listed at $995,000 and had an offer date by noon this past Monday. When I checked the Offer Insights on Monday morning, Zillow recommended a competitive winning offer of approximately $1.2 million.
However, the house received no offers and remains on the market.
It's easy to propose an excessively high offer with over a 90% chance of being the winning bid, but is that what buyers are looking for? We haven't seen such a market in several years.
