How do you maximize the sale price when you only bought the home two years ago and need to maximize your net proceeds?                       

Rose and Annie loved their home. They could walk to everything they needed and they felt very connected to their neighbors. But with a growing family and two people working from home, they suddenly needed more space. They made a successful move to a larger home; now they turned to selling their old one. Every dollar counted.                     

The home had been fully renovated before they bought it. They did not have to do a thing to it the two years they lived there. That was great at the time but now presented a problem. Would buyers be willing to pay more for their house?                     

I knew from the beginning that the house had to be beautiful and look amazing online so that buyers would look past the recent sales history publicly available on Zillow and Redfin and look at it with fresh eyes. We used a stager who brings a unique style and knows how to stage for photos.                                                                      

Once we got buyers to the house, we had to highlight the value ads that might not be immediately apparent online. The pandemic changed what people need from a house. I highlighted what Rose and Amy had done to bend the home’s layout to accommodate their changing needs. Moreover, we had an architect’s drawing of plans to convert the garage into an ADU and add a storage shed displayed for all to see.                      

Then result: Rose and Amy’s home sold for 50% over list price and exceeded their requirement for proceeds significantly.
